I'm Melanie Guerrero, Principal Broker of 21st Century Realty, and I want to personally thank you for taking the time to learn more about me.

 

For more than 21 years, I've had the privilege of helping buyers, sellers, investors, and families throughout Guam navigate one of the most important decisions of their lives. Real estate is more than my profession—it's my passion. Every client has a unique story, a different goal, and a vision for their future, and I believe it's my responsibility to listen first before offering advice.

 

I began my real estate career in 2005, and over the years I've been fortunate to represent clients in residential, commercial, land, and investment transactions across Guam. Whether helping a first-time homebuyer purchase their dream home, assisting a family with the sale of a cherished property, negotiating a commercial acquisition, or helping an investor identify the right opportunity, my goal has always been the same—to protect my clients' interests and help them make confident, informed decisions.

 

One of the things I enjoy most about real estate is solving problems. Every transaction presents unique challenges, and I believe those challenges deserve thoughtful solutions, honest communication, and strong negotiation. My clients know they can count on me to be responsive, transparent, and committed from our first conversation all the way to closing.

 

I'm also proud to give back to the profession that has given me so much. Since 2017, I've had the honor of serving on the Guam Association of REALTORS® Grievance Committee, and I currently serve as Co-Chair. This role allows me to help uphold the ethical standards and professionalism of our industry while supporting the integrity of real estate practice on Guam. I'm also an Accredited Buyer's Representative (ABR®), which strengthens my ability to advocate for buyers throughout the purchasing process.

 

Throughout my career, I've had the opportunity to work with first-time buyers, growing families, seasoned investors, commercial clients, developers, and off-island buyers. Every transaction has reinforced one simple lesson: people aren't just buying or selling property—they're building a future, creating opportunities, and making decisions that can impact generations.
